P5: PLANNING & DEVELOPMENT

 P5-Our Planning & Development *Portfolio aims to engage meaningfully with  current CoJ Building Regulations and Acts that guide the building of residential and business properties. Planning can influence economic development, housing development and design, parks and recreation program provision, public transportation, the design and maintenance of public facilities, as well as the management of programs that local government is responsible for.  We work towards improving planning and development within the Auckland Park community.

Building Plans / Permission

Any new building or alteration that adds on to or changes the structure of an existing building must go to the city’s (planning) Development Management Department for approval. 


You can check if plans have been submitted by using this portal – you will need the stand number to check if plans have been submitted (See GIS information under land use section) – https://eservices/joburg.org.za/Pages/BuildingPlans.aspx 


Alternatively contact the building inspector for your area who can check for you and do a site inspection.

Illegal Land Use

If you suspect illegal land use, please report to ComplaintsLERegionB@joburg.org.za Jack Sekgobela (jackse@joburg.org.za) is the person appointed to investigate complaints in Region B.
Examples of illegal land use are communes, churches, businesses operating from residential stands.
You can check the ERF/Stand number and zoning using this tool on your mobile phone – just zoom into the property in question – www.ags.joburg.org.za OR use the COJ website GIS System to check https://eservices.joburg.org.za/new-maps

Building Controls & Other Problem Properties Matters

APRA and  residents will not allow or condone any such activities and will fight these with all the resources available to us in connection with Ward Clr. Steer and all City Development Planning Enforcement Inspection by JMPD and Building Enforcement Inspection was at multiple properties. Fines and Penalty Rates are applied. Confiscations and Court Orders Next.


We rely on residents to assist us in this matter by reporting on the following: 


1) Irregular and illegal Plan Approvals (Construction of Additions different to Approved Plans and also attempts at some smaller and larger additions without plans at all).

2) Illegal Occupations and Land Uses of properties built illegally.

3) poorly run Buildings 

4)Illegally run Communes and Flats

5) Other problem activities including: rezoning, Noise, Parties, No Reachable On-site Caretaker, Empty, Derelict Property.
